What does it consist of?

Palma will have 43 new public housing units in the Levante Estate, with the aim of addressing the growing difficulty of access to decent housing in the Balearic Islands. Construction has been completed and the homes will be used for social rentals.

The project

Access to housing has become a major social concern in the Balearic Islands. Pressure from tourism and property speculation have contributed to a rise in rental prices, with increases of more than 20% per year. This context has made the islands the region with the worst housing affordability index in Spain.

In order to tackle this situation, the Balearic Government has promoted the development of 43 public housing units in the Levante Estate in Palma, specifically on the streets of Tous, Brotad and Fornaris. This plan, managed by the Balearic Housing Institute (IBAVI), responds to growing demand and the scarce supply of public housing.

These new homes will be used for social rentals and have been designed according to energy efficiency standards. They all have an ‘A’ energy rating, in line with European sustainability targets, and energy consumption of less than 15 kWh/m² per year.

This development, executed between 2018 and 2023, has involved a public investment of €6.43 million. Its completion represents one step further in the strategy to expand the supply of affordable housing in urban environments affected by market stress.
