Inca Expands Public Housing with 54 New Homes

An energy-efficient development to improve access to social rentals in Mallorca

The Balearic Government, through IBAVI, has completed the construction of 54 public housing units in Inca. This new development is part of a strategy to tackle the shortage of affordable housing in Mallorca and improve accessibility to social rentals.

The project

Access to decent housing has become a major challenge in the Balearic Islands, especially due to increased rental prices caused by pressure from the tourist market. Difficulties in housing access have led the Balearic Islands to top the worst accessibility indices at national level.

To address this situation, the Balearic Housing Institute (IBAVI) has promoted a new development of 54 subsidised housing units in Inca, at a site formed by a group of seven properties located on the streets of Carrer de Enmet Arrahin, Canonge Sebastià Garcias Palou and Avinguda del Raiguer. These homes will be used for social housing in a bid to provide more housing opportunities for residents.

The architecture combines functionality and environmental adaptation. The building is structured around a north-south base, giving rise to two independent blocks with a communal space in between. Each housing unit is designed with a central wet core that structures spaces into day and night zones, both with dual aspect design. The various floors of the building have adapted design, with private gardens on the ground floor and balconies on the upper floors.

Like all IBAVI developments, these homes have been designed with energy efficiency standards in mind. They comply with the EU’s 20-20-20 strategy, achieving an ‘A’ energy rating and consumption of less than 15 kWh/m² per year, ensuring comfort, reduced costs and sustainability.

The action involved a total investment of €6,512,951, executed under the 2018 funding scheme.
