The development of 24 subsidised housing units, on Avinguda S'Olivera in Magaluf, is a response to the growing need for affordable housing in areas under pressure from tourism. A public initiative committed to energy efficiency and quality in the urban environment.

The project

Access to housing has become a major social challenge in the Balearic Islands, with growing demand and limited supply that make the archipelago the region with the lowest housing accessibility index in Spain. This situation, particularly severe in tourist hotspots such as Calvià, makes the development of public housing a key tool to guarantee the right to decent housing.

With this objective in mind, the Balearic Housing Institute (IBAVI) has backed the construction of 24 subsidised housing units for social rentals at No. 62 Avinguda S'Olivera in Magaluf, on plot F in zone RP-5, No. 2 of the Strategic Land Stock (RES 2), owned by the institute itself.

The architecture takes advantage of the plot’s natural conditions to ensure maximum comfort and sustainability. A large public green space has been created in the south of the development, ensuring the best orientation for the dwellings. In addition, the uneven ground has made it possible to build a car park in a cross-laminated timber basement, without affecting the built environment. All homes are designed with cross ventilation, which significantly improves energy efficiency and liveability.

This action is part of the Balearic Government’s commitment to offering more social rentals and affordable housing. Like all of IBAVI’s developments, the project complies with the EU's 20-20-20 energy efficiency targets, achieving an ‘A’ energy rating and consumption of less than 15 kWh/m² per year.

Beyond providing more social housing in Calvià, this action serves to bring greater order to urban development by creating quality public spaces and reducing the impact of pressure from tourism on the resident population.
