Construction of 19 Subsidised Housing Units on Carrer de Salvador Espriu in Palma

The plan will boost the supply of social rentals in an area of high residential demand

What does it consist of?

The Balearic Council for Mobility and Housing has completed the development of 19 public housing units at No. 37 Carrer de Salvador Espriu in Palma. This initiative seeks to ensure access to decent housing for the residents of Mallorca in the face of steadily rising rental prices.

The project

Access to housing in Mallorca continues to be a major social challenge, especially in urban areas such as Palma. The rise in rental prices, largely due to pressure from the tourist market, has led the Balearic Islands to top the national ranking with the worst housing affordability index.

In light of this situation, the Balearic Government, through the Balearic Housing Institute (IBAVI), has backed the construction of 19 new public housing units at No. 37 Carrer de Salvador Espriu in Palma. These homes are intended for social rentals and are part of a larger strategy to expand the supply of public housing.

The development has been built on a dual aspect site consisting of two floors for residential use. The homes have independent access with no common areas, contributing to their functional efficiency. In addition, the development of the surrounding area includes a private circulation road paved with decomposed granite, which connects to another future IBAVI development. The structure of the buildings features the use of local materials such as sandstone and wood.

As in all of IBAVI’s developments, the homes are designed according to energy efficiency standards in line with the EU’s 20-20-20 targets. This means it has an ‘A’ energy rating, with energy consumption of less than 15 kWh/m² per year, achieving greater comfort and less environmental impact.

The action involved a total investment of €3,474,327, and has already been fully executed under the 2018 funding scheme.
