Ibiza Unveils 24 Subsidised Housing Units With Sustainable Design

The design favours cross ventilation and reduces energy demand with low-impact materials

A building of 24 subsidised rental housing units, promoted by IBAVI in Ibiza, has been built entirely using public funds. This project backs energy efficiency, the reuse of water and a structure that favours cross ventilation in all rooms.

The project

Access to housing has become a major social challenge in Ibiza due to pressure from tourism. In response, the Balearic Government, through the Balearic Housing Institute (IBAVI), launched this subsidised housing project with 24 new housing units, spread over a four-storey building.

The layout is structured around four inner courtyards, allowing all rooms to have double orientation and cross ventilation. This arrangement not only improves liveability, but also reduces the building’s energy needs. The construction system is based on load-bearing walls and low environmental impact materials such as ceramics fired using biomass, recycled cotton and Posidonia seagrass residues.

One of the highlights of the project is water management. The roof functions as a natural accumulation and purification system, which serves to water the surrounding green areas without depending on mains water. In addition, the building’s thermal envelope is designed to reduce non-renewable primary energy consumption to below 15W/m²/year.

The work, with total funding of €3.86 million, is part of the public housing scheme to reduce the impact of the housing market on residents. The project, completed with 100% of the budget executed, reinforces institutional commitment to a more efficient, more accessible construction model adapted to the Mediterranean climate.
