The project

The shortage of affordable housing in the Balearic Islands is one of the major side effects of the current tourism model. With an average yearly increase of 22% in rental prices, according to official data, the islands have the worst housing affordability index in Spain. In this context, public rental housing plays a crucial role as a tool of containment and social justice.

With funding from sustainable tourism tax, one of the Government’s actions in this area is the construction of 30 subsidised housing units for rent in the neighbourhood of s'Olivera, in Palma. The plot, granted free of charge by the City Council, is located on the street corner between Carrer Magdalena Bonet i Fàbregues and Carrer Josep Togores, close to La Femu Park.

The development comprises a five-storey building with a basement, a total of 2,350 m² constructed above ground level and parking spaces for all units. The homes are allocated according to the needs identified in the register of applicants: 40% one-bedroom, 50% two-bedroom and 10% three-bedroom, including three accessible units. The budget amounts to a total of €3.8 million.

In terms of sustainability, the building has the highest energy rating (A), thanks to passive measures such as cross ventilation and solar shading, and active measures such as solar panels. Systems for saving water, reducing construction waste and limiting CO₂ emissions during construction have also been put in place. All of this reinforces an efficient, accessible public housing model adapted to the challenges currently faced by the region.
