The construction of 19 social rental housing units on the streets of Carrer de Xarch and Carrer de Sa Torre Blanca is part of the Government's strategy to combat the housing crisis in Ibiza, where pressure from tourism makes it difficult for residents to access housing.

The project

Access to decent housing has become a priority in the Balearic Islands, including the island of Ibiza, where high demand due to tourism has pushed rental prices through the roof. The Balearic Government, through the Balearic Housing Institute (IBAVI), is working to address this situation by developing public housing to be used for social rentals.

To this end, a total of 19 subsidised housing units have been developed and built at No. 15 Carrer de Xarch 15 and on Carrer de Sa Torre Blanca in Ibiza. The aim is to respond to the growing demand for affordable housing and to improve residents' access to housing.

The architecture is adapted to the island’s environmental conditions, with dimensions that make room for large gaps to let the sunlight and sea breeze flow through. All homes have a double facade and cross ventilation, thus supporting thermal comfort and energy efficiency. The building is complete with open parking spaces on the ground floor and storage rooms for all units.

In addition to tackling the effects of property stress, this plan also represents institutional commitment to sustainability. Like all developments promoted by IBAVI, the homes are designed to meet the energy efficiency targets defined within the EU’s 20-20-20 strategy. This means it has an ‘A’ energy rating, with consumption of less than 15 kWh/m² per year.

These works have expanded Ibiza’s public housing supply and represent a commitment to architectural quality, sustainability and social justice in one of the areas most affected by the housing crisis.
